This is the initial phase where we assess the subject property against the relevant statutory requirements.

This thorough process enables us to develop the project’s Design Brief and Design Response before moving to the next phase.

In the event that the client is looking to do alterations to the existing building, we will schedule a time to attend the property for measurements. This will enable us to produce necessary plans of the existing conditions of the building before documenting the proposed changes.

We do also offer this option where clients just want to have copies of existing condition plans for record purposes only.

We have had clients in the past providing us with hand sketches of what they were looking for. In these instances, we are willing to work on the sketches and further develop them into scaled CAD drawings.

We will analyse the client’s requirements based on functionality and practicability which will help inform the design. This may involve the orientation of rooms, lighting, choice of material etc.

The Concept Design stage identifies all the points in the previous phases combined to produce a set of refined designs for the client’s approval.

Upon request from clients, we can provide the option of developing 3D models. 3D modelling can provide a better understanding of the building outcome at an initial stage and further inform decisions at an early stage.

We recently implemented the option of BIMx which is a desktop / mobile software tool that we use to interactively present 3D models to our clients. The software provides an easy game-like navigation for clients to explore and visualise the 3d model on their own devices anytime and anywhere.

In this phase, we will work closely with the client to develop the interior details whether in terms of design, materiality, colour, finishes and functionality.

During this important process, we will present material options that will help inform the client’s choices.

We also provide detailed landscaping design whether for Council’s approval during Town Planning application and/ or for construction purposes.

Where a Town Planning permit is required, we will prepare necessary documentation for lodgement to the relevant city Council. We will liaise with Councils and other relevant Consultants from the start of the project/ application until a decision is issued by the Council.

Probably one of the most crucial parts of any project. We will develop construction plans as per the required Australian Standards and Building Codes.

We will work closely with relevant Consultants such as Engineer, Energy Assessor etc. to ensure all documentation is consistent prior to applying for a Building Permit.

During this phase, we will assist until a Building Permit is issued.

Tendering is the process of compiling all documentation for selected builders to quote on. We can assist by contacting the selected builders and by setting a tendering period. During this process, we will assist the builders with any queries that they may have.

At the end of the tendering period, the successful builder will have the opportunity to discuss with the clients. They both can further negotiate the terms and conditions of the Building Contract.

It is important that construction is performed as per the approved design at every stage. We do encourage that regular inspections are performed to ensure that the architectural documentation is being adhered to.

This minimises the risk of inconveniences at an early stage prior to construction moving to the next stage.
